- The life expectancy of the finishes, reviewed both from functionality and market acceptance.
- The quality of services, considering tenants requirements, as well as efficiency and life expectancy.
- The proposed investment compared with adjoining or comparative buildings.
- The presence of hazardous materials, the risks, implications of removal and likely costs.
- Site zoning and whether further development is possible.
- Level of maintenance of the building fabric and its services, how this has been treated in the past and future requirements.
- Compliance with current building codes and requirement.
- Provide cost implications in the short, medium and long term for repairs, upgrading and refurbishmen
